  • Determine eligible ownership type (Freehold, Leasehold, or Company Structure)
  • Verify condominium foreign ownership quota (max 49%)
  • Set up a Thai Limited Company if required for land ownership
  • Confirm usufruct or superficies rights where applicable

  • Conduct a title deed search at the Land Department
  • Verify the land title type (Chanote, Nor Sor 3 Gor, etc.)
  • Check for liens, mortgages, or encumbrances on the property
  • Confirm zoning regulations and building permits
